Edinburgh Winter 2024 Flat Rental Market Update

As of November 2024, Edinburgh’s flat rental market remains competitive, with prices continuing to climb compared to last year. One-bedroom flats (apartments) in the city center now average £1,106 per month—a 4.2% increase year over year—while two-bedroom flats reflect similar growth. Though demand still outstrips supply, the pace has eased since summer, when properties were snapped up in just 14 days on average. Now, it’s closer to 20 days, giving renters a bit more breathing room to secure the right home.
This summer, most of my clients moved into flats (apartments) within 21 days on average. With the market slowing slightly, I now anticipate timelines closer to 20–30 days. That said, I always work hard to get clients into their new homes as quickly as possible. My record is seven days—though that was under exceptional circumstances. My goal is to make the process smooth and stress-free while prioritizing finding the right home quickly.

Winter presents unique challenges when searching for a flat (apartment). Here are some tips to help you navigate the season:
Prioritize energy efficiency. Heating is expensive, and with rising costs, it’s worth seeking properties with good Energy Performance Certificate (EPC) ratings. Homes with higher EPC ratings are better insulated and retain heat more effectively. Double or triple-glazed windows can also make a big difference in keeping energy bills manageable.
Inspect for cold-weather issues. Winter highlights property flaws like drafts, damp, or condensation. Look for signs of these during viewings, as they can signal higher heating bills or potential maintenance concerns.
Don’t let early sunsets cloud your judgment. By December, the sun sets around 3:40 PM in Edinburgh. It’s easy to fall in love with a flat during a sunny morning viewing but feel less enthusiastic about it in the dark and rain of an afternoon. Keep practicality in mind and weigh factors like location, layout, and amenities objectively.
Plan for winter moving logistics. Shorter days and icy roads can make moving house more challenging. Book movers early, and have a backup plan in case of bad weather to avoid delays.
Evaluate winter commuting options. Flats further from the city center might be appealing, but consider the challenges of winter travel. Long walks to transport links or grocery stores can become unpleasant in freezing temperatures or during rain.
